Estate & Probate Sales

Steady guidance for executors, attorneys, and families

A Specialty, Not a Sideline

Selling inherited property on the North Shore

Much of Nancy’s business comes from estate and probate sales. Settling a loved one’s home is rarely just a real estate transaction. There are siblings in different states, an attorney waiting on dates, decades of belongings, and a house that has not been on the market in forty years. Nancy has done this many times and brings a calm, organized process to a difficult moment.

What Nancy handles

  • Coordination with the personal representative, estate attorney, and family members, with one point of contact and clear written updates
  • Guidance on court timelines and the license to sell when one is required
  • Referrals for clean outs, estate sale companies, contractors, and attorneys
  • An honest assessment of whether to sell as is or make targeted improvements, with real numbers behind each option
  • Pricing and marketing designed to draw multiple qualified offers, including investors when appropriate
  • Management of inspections, appraisals, and closing logistics so out of town heirs rarely need to travel

Why it matters

Inherited homes are often sold under time pressure and without full information. The difference between an agent who knows the process and one who does not can be measured in months of carrying costs and tens of thousands of dollars at the closing table. Nancy’s clients consistently describe her as responsive, ethical, and thorough, which is exactly what an executor needs.

Questions executors ask

Can we list the house before probate is complete?

Often yes, depending on how the estate is structured and whether the personal representative has authority to sell. Nancy coordinates with your attorney to confirm what is permitted and to time the listing so you are not waiting on the court with an accepted offer in hand.

Should we clean out and renovate first, or sell as is?

It depends on the home, the market, and the family’s capacity. Nancy will walk the property, run both scenarios with real numbers, and give you a recommendation. Sometimes a clean out and paint is enough. Sometimes selling as is to a cash buyer nets the estate more once time and risk are counted.

We live out of state. How much do we need to be involved?

Very little, if you prefer. Nancy can manage access, vendors, showings, and closing paperwork remotely, with electronic signatures and regular video updates for the family.

Does Nancy work with estate attorneys?

Yes, routinely. She is comfortable working alongside counsel and respects the lines between legal advice and real estate advice.
