One successful idea was to send a glossy photo postcard with an aerial view of our property to residents in the Essex Bay Area. It generated a lot of buzz among West Gloucester neighbors, who spread the word to their social circles. This targeted mailing resulted in some very positive property showings with interested buyers who know the area well. Here’s a superb example of how Nancy helped potential buyers to envision how a new house would settle into the landscape. She arranged for a renowned North Shore architect to create some mock-ups of alternative building plans so that buyers could evaluate two different scenarios. Each mock-up plan had an accompanying narrative explaining the benefits of a house nestled among natural rock formations on the edge of woodlands and another sited at a higher elevation that emphasizes the coastal views. With the custom site drawings and some strategic drone shots and stunning professional photographs that Nancy orchestrated, buyers could already envision the property before stepping a foot on it. “Getting it” is a concept that Nancy uses a lot. She has terrific instincts for picking up on cues for what piques a buyer’s interest. When Nancy “gets” a client, she knows how to customize her presentation on the spot. Nancy is engaged, articulate, and enthusiastic. This is the definition of someone with the knack for selling. As sellers, we knew that anyone Nancy brought to view the land was a serious buyer with the means to follow through. She gave us prompt feedback after every showing. She did a great job of assessing the market, developing comps, and helping us stage the home for our open houses. We really felt like she wasn’t just on our team, but truly leading it. We had an unbelievable open house: 69 different groups visited, and we had 4 offers to choose from. Unfortunately, our first deal fell through (through no fault of Nancy’s). Nancy rallied us for a second open house, followed up with all prior visitors, and continued to lead marketing outreach efforts. At the 2nd open house (3-4 weeks after the 1st open house) we had more than 25 groups come through and received 2 outstanding offers. The offer we accepted hit a few bumps in the road, as the buyer had to divest some property prior to closing.
